VILLA EMERAUDE

This large estate of 3.5 acres is located outside of the lovely French village Pegomas, only a 15 minutes walk. If you want to visit the famous Cannes, it is only a 15 minutes drive away. The next beach is also 15 minutes away and you can reach the Nice airport within 30 minutes. Horse riding and golf parks are in walkable distance or within a 10 minutes drive.
You will reach the villa via a driveway passing colorful oleander trees. Your car can be parked in the double garage or car parking area.
The villa contains 3 buildings surrounded by wonderful nature of olive and oak trees - the main building, the vicarage and the pool house.
The main house is divided in three floors. On the ground floor is the living and dining area with direct access to the terrace and garden. You can have your breakfast or meal on this perfect dining terrace with amazing view in your wonderful garden of colorful pink and purple hydrangeas and sweet-smelling roses. There is also a lovely cactus garden. The high end kitchen offers everything you need, fridge freezer, 5 hob cooker, oven and barbecue. On the same floor is one master bedroom with walk in dressing and luxury bathroom with Jacuzzi, shower, bidet and WC. If you open the French doors you can enter the garden terrace.
The other 2 master bedrooms are on the upper floor. Both with ensuite baths and one with walk in dressing room. There is also a library with cozy sitting area and bar on this floor.
On the lower floor are further 4 double bedrooms which share 2 bathrooms. The air-conditioned gym with full equipped machines like running, rowing and biking is on the same floor. As well as the cinema with an library of more than 300 films and satellite TV. What an amazing place for film events with your family and friends.
For your guests the vicarage is the ideal private place. You have your own bedroom with bath, your own living and dining room with kitchen. Your guests can relax or have breakfast and dinner at their own terrace.
The outdoor area offers many sport activities like tennis, boules, tables tennis and a backgammon terrace. The nearest Ski resort Isola 2000 is under 2 hours drive away. The pool house with heated pool and huge terrace with changing and shower room and WC is the ideal place for relaxing hours. You even have a Jacuzzi and sauna there. For outdoor dining you can cook in the summer kitchen and enjoy your meal on the covered terrace.
All rooms have wirless broadband and fans; only the master bedroom and gym are air-conditioned.
Please note that the house is not suitable for wheelchair access.
For your convinience themaid service is included. A chef and babysitting can be booked extra. There is a separate laundry room in the lower floor of the main house. The sheets and towls will be changed and the pool will be cleaned once a week.
Villa Emeraude offers with its 3 houses and large grounds plenty of space. It is very close to the lovely French village Pegomas where you can get everything you need and you have plenty of activities on your own property. There will be no risk of boredom.
